Hints to help your purchase of that new home or investment property stress free.

- Prepare a list of your needs our CPQ agents will listen to your needs and prepare a list of all suitable properties in your price range that match your needs.
- Develop a relationship with your CPQ agent. They cannot only take you through any property listed on the market, even if it is with another agent but also keep you informed of new listings. Let your CPQ agent do all the hard work for you, so the whole experience is as pleasant as possible.
- When you find your new home or investment, your CPQ agent will guide you through the contract process. All CPQ agents have additional training to ensure they help to protect you along the way to the best of their ability. You should always have your solicitor check the contract before you sign it if you are unsure of any of the particulars on the contract.
- Make sure you have a Building & Pest Inspection It is also recommended that you have a Building & Pest Inspection. This will give you peace of mind that your property is termite free and structurally sound. Your CPQ agent can arrange these inspections for you.
- Once your offer is accepted, your CPQ agent will guide you through the sale to settlement process. They will keep you informed of when your property goes unconditional try to smooth out any wrinkles that may occur before they become problems.
- CPQ will ensure the contract is forwarded to your solicitor. And also to your bank if you need it to go to your broker. If you need assistance with selecting a solicitor, please don’t hesitate to ask your agent.
- Between 7 – 2 days prior to settlement, you should complete a pre-settlement inspection of the property. This is to check that the property remains as you inspected it before contract and all inclusions are there. ( dishwasher etc)
- Settlement day is really quite simple! Your solicitor will ensure the paperwork is handed to your nominated financial institution who liaises with the seller’s financial institution and solicitor. You don’t have to do a thing, just wait for the congratulatory call!
- Key collection! Well done, you have just purchased a new home or investment property. If the property is vacant you have access to the keys as soon as the property has settled and we have received notification from both solicitors.
